HVAC repair · Manhattan
PTAC, through-wall, mini-split, fan coil and radiator repair for Manhattan apartments, co-ops, condos, offices and retail spaces, with a written quote first. Our technicians handle ptac & through-wall units, fan coils & in-unit heat pumps, mini-splits in pre-war apartments and offices & storefronts. A technician diagnoses the problem on site and gives a written quote before any approved work begins.
Why Gotham Home Services
Gotham Home Services repairs PTAC and through-wall units, ductless mini-splits, in-unit fan coils, heat pumps, radiators and light-commercial HVAC in Manhattan apartments, co-ops, condos, offices and storefronts. Call dispatch at (516) 348-5145. Most Manhattan repairs happen inside one apartment or suite, so the visit is planned around building access rules, service-elevator hours and certificate-of-insurance requests. A technician diagnoses the fault and quotes in writing before work. Gotham Home Services Inc. holds NYC home improvement contractor license 2132513-DCWP. Pricing is quote on request.

What we handle
In Manhattan the equipment is usually in your unit but the rules belong to the building. A PTAC in an Upper East Side co-op, a fan coil in a Midtown condo, a mini-split in a pre-war Upper West Side apartment and a packaged unit over a Chelsea storefront are all different repairs, but each one starts with the same questions: when can the technician come in, which elevator, and does the managing agent need a certificate of insurance first.
Tell dispatch your building's rules when you call. We work inside the apartment or suite, diagnose the unit, and say clearly when a problem is in the building's riser, boiler or chilled-water supply rather than your equipment.
Work is limited to residential, light-commercial and PTAC equipment we repair ourselves, plus unit-level radiators and valves. Building boiler rooms and central plant equipment are not part of our scope.
No cooling, no heat, water on the floor, loud fans and units that trip the breaker.
Fan, motor, valve, drain-pan and thermostat faults inside the apartment.
Repairs to heads, condensers and drain lines where routing is tight.
Light-commercial cooling and heating repair for suites and street-level retail.
Local service guidance
Ask your super or managing agent whether a contractor needs a certificate of insurance, a work-hours window or a service-elevator booking. Having that answer ready is the fastest way to get a repair done the same day. If the whole building has no heat during NYC heat season, October 1 through May 31, that is the owner's responsibility; report it to management and 311.
If a PTAC is leaking indoors, switch it off at the unit and check that the outdoor grille is not blocked. A clogged drain or a unit that has lost its tilt toward the outside is the usual cause.
