HVAC repair · Brooklyn
AC, heating, mini-split, PTAC and radiator repair for Brooklyn brownstones, rowhouses, condos, co-ops and small businesses, with a written quote first. Our technicians handle mini-split repair, rooftop & rear-yard condensers, radiators & in-unit heat and condo ptacs & fan coils. A technician diagnoses the problem on site and gives a written quote before any approved work begins.
Why Gotham Home Services
Gotham Home Services repairs air conditioning, heating, ductless mini-splits, heat pumps, PTAC units and in-unit radiators in Brooklyn. Call dispatch at (516) 348-5145 for brownstones, rowhouses, condos, co-ops and light-commercial spaces. Many Brooklyn homes have no ductwork, so the repair is often on a mini-split head, a rooftop condenser or a radiator rather than a central system. A technician finds the fault, explains it and quotes in writing before the work. Gotham Home Services Inc. holds NYC home improvement contractor license 2132513-DCWP. Pricing is quote on request.

What we handle
Brooklyn's older housing shapes most of the repairs we see. Brownstones and rowhouses in Park Slope, Bed-Stuy, Clinton Hill and Crown Heights were built for radiators, so cooling is usually ductless mini-splits or through-wall units added later, with condensers on the roof or in the rear yard. Those condensers take the weather, and drain lines run long routes through old walls. Newer condos in Williamsburg, Downtown Brooklyn and Dumbo tend to have PTACs or in-unit fan coils.
Brooklyn repair is often an access job before it is a technical one: roof hatches, rear yards, shared walls and building rules about when work can happen. Tell dispatch where the equipment is, and we plan the visit around it.
Work is limited to residential, light-commercial and PTAC equipment we repair ourselves, plus unit-level radiators and valves. Building boiler rooms and central plant equipment are not part of our scope.
Heads that blink error codes, drip water, blow warm air or will not respond to the remote.
Outdoor units that will not start, run loud or ice up in winter heat mode.
Cold radiators, stuck valves, failed vents and knocking pipes inside the unit.
No heat, no cooling, leaks and noisy fans in newer Brooklyn buildings.
Local service guidance
In a co-op or condo, check whether the managing agent needs notice before a contractor goes on the roof or opens a wall. Most only need a call, but knowing the rule first saves a second trip. In rentals, central heat is the owner's obligation during NYC heat season, October 1 through May 31.
If a mini-split head is leaking, switch it off and put a towel under it. A blocked drain or a failed condensate pump is the usual cause, and the fix is usually quick once someone can reach the line.
